Don't wish you had...be glad you did

 There are so many reasons that this is a GREAT time to buy, in Grand Rapids, MI that you really don't want to wait.  If you miss this opportunity, it might be something that you will kick yourself for years and years.

For First Time Buyers: 

• Inventories of available homes have never been as high. 
• For you, that means plenty of homes to choose from, and many sellers who have priced their homes to reflect the softer market.
• Interest Rates are extremely low, and rumored to be going a bit lower.
• Dollar for dollar there are some tremendous opportunities for buyers today.

For a MOVE-Up Buyer:

• If you are moving up, the decrease in value of your current home should be more than offset by the decrease in value of the home you are going to buy.

• Even in the current market, homes are selling every day.  Homes that are properly prepared for the market and priced AT market value today, are selling.

Historically the West Michigan area has weathered economic downturns quite well.  We've tended to start the decline late, and tended to start the recovery early.  Some economic forecasts are predicting that West Michigan's economy will bottom out, mid summer 2007 and then start the slow steady climb back to normal.

The same report indicates we have one of the best 'affordability indexes' in the country.  This index is the ratio of how much it would cost to make payments on the median priced home to the median income in the area..
